Regional Maintenance Coach
Location: Illinois & Indiana Region (travel required)
Key Highlights:
- Lead and mentor property-level maintenance teams across multiple sites.
- Oversee preventive maintenance, turns, and safety compliance.
- Monitor KPIs, budgets, and vendor performance.
- Partner with property managers to align goals and priorities.
Qualification:
- 7–10 years of property maintenance or construction experience; 3+ in leadership.
- Strong HVAC, electrical, and plumbing knowledge.
- Budget and KPI management experience.
- Valid driver’s license; regional travel required.

Resident Concierge (On-site, Regional)
Location: On-site across regional properties
Key Highlights:
- Greet residents, assist with packages, access, and daily needs.
- Conduct property walks and report safety or maintenance issues.
- Support move-ins and move-outs with checklists and inspections.
- Upload notes and photos into AppFolio for accurate reporting.
Qualifications:
- Strong interpersonal and communication skills.
- Prior hospitality, leasing, or resident-services experience preferred.
- Basic tech proficiency (AppFolio, Slack, mobile apps).

Resident Experience Coordinator (Central Office)
Location: Central Office (Hybrid)
Key Highlights:
- Send renewal offers and manage notice-to-vacate processes.
- Maintain communication across email, text, and phone.
- Track renewal ratios and reputation scores across properties.
- Improve resident satisfaction through fast response and proactive service.
Qualifications:
- Background in resident relations or customer service.

Sales & Leasing Specialist
Location: Central Office (Hybrid)
Key Highlights:
- Respond quickly to all inbound leads (phone, email, chat, ILS, social).
- Conduct virtual and in-person tours and presentations.
- Guide applicants through screening and leasing.
- Track conversions and occupancy KPIs in CRM.
Qualifications:
- Proven sales or leasing experience.

- CRM/PMS experience preferred.

CapEx Technician
Location: Terre Haute, Kokomo and Lafayette
Key Highlights
- Support capital improvement projects across multiple apartment communities (roofing, siding, HVAC, electrical, plumbing, paving, unit/building renovations).
- Assist with scopes of work, material takeoffs, budgeting, and on-site condition assessments.
- Serve as the on-site point of contact for contractors and vendors; monitor schedules, quality, and safety.
- Conduct routine site inspections, punch lists, final walkthroughs, and post-project checks.
- Ensure compliance with OSHA, EPA, building codes, and company standards.
- Provide technical guidance to property maintenance teams when projects overlap with daily operations.
- Assist in identifying deferred maintenance, long-term replacement needs, and preventative maintenance planning.
Qualifications:
- 5+ years in multifamily maintenance, construction, renovations, or CapEx project execution.
- Strong technical knowledge of HVAC, electrical, plumbing, roofing, and structural components.
- Ability to read blueprints, scopes, and technical specs.
- Able to manage multiple projects across several sites.
- Excellent communication, organization, and problem-solving skills.
- Valid driver’s license; willing to travel between properties.

Property Manager
Location: Terre Haute, Kokomo and Lafayette
Key Highlights:
- Manage tenant inquiries, maintenance requests, complaints, and retention efforts.
- Lead leasing activities — tours, marketing, tenant screening, and onboarding.
- Maintain accurate listings and execute local marketing strategies to attract prospects.
- Oversee daily operations, conduct regular property inspections, and coordinate repairs and preventative maintenance.
- Manage vendor relationships, negotiate service terms, and ensure quality work.
- Prepare and manage property budgets; track financial performance and reporting.
- Lead and develop on-site teams through training, evaluations, and clear expectations.
- Ensure compliance with laws, regulations, company policies, and reporting requirements.
- Conduct market analysis to inform pricing, occupancy goals, and expansion opportunities.
- Collaborate with acquisitions and legal teams during onboarding of new properties.
Qualifications:
- Proven property management experience with strong operational and tenant-relations skills.
- Strong leadership abilities and experience developing high-performing teams.
- Financial acumen, including budgeting and financial reporting.
- Excellent communication and interpersonal skills.
- Knowledge of market trends, property law, and compliance regulations.
- Proficient with property management software (OneSite or similar) and Google Workspace.
- Experience with LIHTC is a plus.
- Customer service background with strong conflict-resolution and upselling skills.
- Willingness to travel regularly to properties (2–4 days weekly).

Property Maintenance Technician
Location: Terre Haute, Kokomo and Lafayette
Key Highlights:
- Perform general maintenance and repairs including painting, plumbing, carpentry, electrical tasks, and unit/property repairs.
- Conduct regular property and equipment inspections to identify safety issues and maintenance needs.
- Complete preventative maintenance to maintain performance of systems and equipment.
- Diagnose issues, recommend solutions, and complete repairs or replacements as needed.
- Maintain accurate records of work performed using RAM-issued devices (photos, notes, updates).
- Ensure safe work practices and adherence to company protocols.
- Perform specialized tasks such as:
- Flooring installation (LVP, tile, carpet)
- Drywall repair & painting
- Hardware installation (doors, cabinets, fixtures)
- Light electrical (lights, outlets, switches)
- Light plumbing (faucets, toilet rebuilds)
- Operating tools and equipment (saws, drills, grinders, pressure washers, etc.)
Qualifications:
- 3–5 years of experience in general or commercial maintenance.
- Strong hands-on skills across basic trades (plumbing, electrical, carpentry, etc.).
- Ability to lift materials, use power tools, and work in varying weather conditions.
- Ability to pass background, drug screening, and DMV checks if required.
- Valid driver’s license preferred.
- Flexibility for occasional overtime, weekends, and on-call rotations.
