LEASING & APPLICATION
Q: How do I schedule a showing?
A: You may schedule directly on our website under the availability listing or you may call/text our office directly.
Q: How do I apply for an apartment?
A: You can apply online through our website or stop by our leasing office. All adults 18 and older must complete an application and undergo a credit, criminal, and rental history screening.
Q: What are the income requirements?
A: Applicants must gross a combined monthly income equal to at least 3x the monthly rent, and must be verifiable. Accepted forms of income include recent pay stubs, tax returns, bank statements, or official verification of income.
Q: Is there an application fee?
A: Yes. The application fee is $50 per applicant and is non-refundable.
Q: Is there an admin fee?
A: Yes. The administrative fee is $100 and is required with the application. This fee is refundable only if the application is denied. Note that the administrative fee is separate from move-in costs.
Q: Do you require a security deposit?
A: Yes. Our standard security deposit is equal to one month’s rent, this may vary depending on credit, rental history, and property.
Q: How long does the application process take?
A: Applications typically require 1-3 business days for processing upon receipt of all necessary documents.
Q: Do you accept co-signers?
A: Yes. If you do not qualify due to no rental history or income a co-signer may be used to approve your application. The co-signer will need to complete the application, pay the application fee, meet the rental requirements, and sign the lease agreement.
Q: When is my security deposit due?
A: Security deposits must be paid by your move-in date to obtain keys for all properties. Alternatively, you can choose a Foliguard-Obligo policy instead of a cash deposit. Click on the Foliguard tab for more details.
Q: Do you offer short-term leases?
A: Short-term leases are available for a minimum of six months, and a monthly premium applies. Please reach out to the leasing office for details.
RENT & PAYMENTS
Q: When is rent due?
A: Rent is due on the 1st of each month.
Q: How can I pay my rent?
A: Rent payments may be remitted through the online resident portal via checking account or credit card, or by establishing automatic bank transfers. Alternatively, payments can be made in person with a check or money order. Please ensure that all payments are made payable to RAM.
MAINTENANCE
Q: How do I submit a maintenance request?
A: To submit a maintenance request, residents can use the online portal at any time or call (765) 722-2926. For after-hours emergencies, please call the provided number.
COMMUNITY POLICIES
Q: Do you allow pets? If so, what is your pet policy?
A: Yes. Two pets are permitted per apartment, and we gladly welcome all breeds and sizes—no weight limits or breed restrictions apply. To ensure a harmonious living environment, a pet meet-and-greet might be required prior to approval. There is a non-refundable pet fee of $300 and a monthly pet rent of $50.
Q: Are there quiet hours?
A: Yes. Quiet hours are from 10:00 PM to 7:00 AM daily. We ask all residents to be considerate of neighbors at all times.
Q: Is renters insurance required?
A: Yes. All residents must maintain renters insurance with a minimum of $100,000 in liability coverage. Proof of insurance must be provided prior to move-in and kept current throughout the lease term.
Q: Do you allow smoking?
A: There is no smoking permitted inside any of our homes, garages, or outbuildings. Smoking and vaping are permitted outside only.
